Q. Why choose Cooper Residential S.L?

We are a professionally run company for people who are looking to rent, buy or sell property in Spain. We also provide full property management services to new or existing owners. We aim to act in the best interests of our clients at all times and give unbiased, honest opinions and advice to the best of our ability

Q. We often visit our property, why do we need your help?

Unfortunately electrical problems, water damage, burglary etc are an unpleasant surprise – why risk the cost of further damage and the time and expense of traveling to your property. Also, when you are here for a visit do you really want to spend time cleaning and doing maintenance work when you should be relaxing and enjoying yourself. We are sure you will agree the comfort and benefits of having our full property management service far outweigh our modest costs.

Q. How do I arrange for maintenance work on my property?

On our frequent inspections of your property, if we find any faults or damage we shall notify you immediately. Wherever possible we will photograph this so you can view it. We will also send you a price for any remedial work or replacement and upon your agreement just leave it to us.

Q. Can I make my own rental bookings?

Yes you can. If you have also asked us to supply rental clients all we ask is that you inform us immediately to avoid double booking

Q. How do I receive the rental income from my property?

You will receive the rental income from your property by your specified option of either cheque or bank transfer.

Q. What management accounting do you provide for my property

We will send a monthly management account statement to you by e-mail which will list all income and expenditure made through Cooper Residential S.L for that particular month.

Q. How do I pay the Cooper Residential S.L fees and charges?

Management accounts: The management service charges can be paid annually or quarterly in advance by automatic bank debit or cheque. All cleaning, laundry and other charges will be billed to your monthly account and have to be settled by the 10th of the following month.

Non management accounts: Rental fees, cleaning & laundry and all other services will be deducted from rental money received.

Q. How long is my contract with Cooper Residential S.L?

We do not have any contract time limit. You are free to choose who looks after your property but once you have experienced our committed and professional management service we are confident you will want to continue with ourselves.
